I heard this story and wanted to remind everyone of a tried and true strategy of making money through a down market, and being able to help people.
A friend of mine was walking through his neighborhood and saw a house for sale. He naturally inquired, and learned it was $250,000.
He thought ok maybe you could get it down to 230 max, as he lived in a decent area.
Not high enough numbers for him so he didn't think about it. Until.....
His Wife was talking to someone on the phone. As soon as she put the phone down she started crying.
To make a long story short she ended up explaining that the house he saw was almost in foreclosure and they needed to sell it right away.
He decided he would help the people, no matter the numbers. They were good friends of his wife's and he knew that the house had some resale value.
So he set up a meeting and realized the 250,000 was an amazing deal, because the equity would be 200,000 if he bought it at 250,000, for the appraisal for the property was $500,000, he completely underestimated the value.
He did the deal and made 200,000,(this is no joke that is serious money) because he decided to give the couple an extra 50,000 after he sold it, so they could show something for the years they paid for the house.
This is called a preforeclosure sale. It takes very little understanding to see you can make money.

This is Val. I was just reading a column in Yahoo, about how there are Mortgage Scams on the rise.
I wanted to say that everyone needs to be very careful when they start Investing in Foreclosures.
Most people think that when you Invest in Foreclosures, your getting rich off of someone else's misery.
This is true in some ways, but you have to remember that if YOU do not buy the house, someone else will, most likely a bank manager who could care less about the neighborhood, look and feel of the house, or even if the grass is cut.
As an Investor the first thing we do is UPGRADE the house, which benefits everyone.
As an Investor you need to teach people the GOOD we do, in bailing out homeowners in need.
There are some scam artists to be sure, but most of us are just honest hardworking men and women.
